  • Payments by phase. Pay as each stage is finished, never the whole sum up front. Before the last payment, collect lien releases from the main suppliers and subcontractors.
  • Warranty terms on paper. Ask what the warranty covers and whether it passes to the next owner if you sell.
  • A local address and references. Take time to decide, and be wary of anyone pushing for a signature the same day.
